I have tried to give as much information as possible.
On the Second Town when Nook gave my town value I was totally shocked.
I really hope that you reading this can share your experience - there must be a way that we can figure out what it takes to get the most out of Nook.
I keep reading stories of those who sell their town and get 900 million.

One theory is a town that never TTs.
Having Alts that play seems to give a bigger bonus.
