What do you look for in a map?

When you were choosing your map, what did you look for in your map? Like, town hall & plaza placement, Re-Tail placement, villager house placement? I usually like there to be a dip where my House can fit snuggly, and I like the plaza to be by itself, and the Town Hall north of the map, and Re-Tail south. (So I can travel from the beach to sell things quickly.)
 
Retail in a central location or one by itself
Must have shops not too far apart
Must have a sheep villager as a starter
Must not have Pears
 
I haven't really made a lot of towns, but if I were going to make a new one for playing in seriously, I would probably like to pick a map with the beach on the right side, because I prefer my museum to be on the left. I also prefer to have loooong beaches with a private part that's cut off, rather than two small beaches.

I would look for all the shops & buildings being semi-close to eachother or really close to eachother so I can create a "city" :3 And they have to be at the North side of the map where the train station is!
 
Must have town hall and town tree by railroad tracks
Must have Re-Tail somewhere off by itself
Must have an almost perfectly horizontal river

I resetted for three weeks before settling on a layout because I am super-picky.
- I wanted my tree away from the tracks
- I wanted a river that doesn't create super-narrow strips of land somewhere - in fact, I knew exactly the river-shape I wanted.
- I wanted a west coast
- I wanted circle grass
- I wanted the river leading into the sea in the south so that I could actually see the waterfall well
- I wanted the upper right corner devoid of town hall, Re-tail and tree to build a meadow there
- I didn't want all three facilities (tree, town hall, Re-tail) in a line under each other (I got that a lot)
- I wanted, if possible, straight slopes and Re-Tail close to the docks, but those weren't dealbreakers
- I wanted, if possible, cherries or peaches as native fruit, but again, not dealbreakers

I didn't have villager preferences; after all, those can be traded and switched, but you map cannot. The only thing I don't like is that my Re-Tail is next to the train tracks, but I can live with that. My tree is on my small island, which is awesome, and my river is so short and small that I have a lot of space. And I got peaches as native fruit and Isabelle gave me cherries. I got everything else I wanted, so yes, perfect map. (If only I had put my mayor's house in a better place...sigh.)

horizontal river, peaches or apples, one long beach instead of two.. other than that i'm not too picky as i feel the other quirks give it personality. also the villagers can be changed so i don't bother trying to get nice starters :>
 
When I look at a map:
-Must be straight river
-Plaza fairly centered or by itself
-Town Hall near a top corner or by itself
-Lots of land to place PWP's and my house

When I see the town:
-Fruit isn't that big a deal, but I prefer apples or peaches the most.
-Circle grass (though it's not a big problem)
-Good villagers

I'll probably continue the list later on. :)

I was really picky with my maps, my old and new towns both needed:
Apples
A river entirely along the top 2 acres of the town (top half, so only 15A, 16D or 26D or their reverse maps on here.)
Non-square grass
Plaza also only on top half of town, above river if possible.
One long beach with both ramps.
No sections of beach only 1/2 squares wide. ~ this really randomly bothers me, and happened too often on the corner of town
Town hall and train station both not green.
No villagers living above the river.
Clear secluded bit for my house ~ rocks always appeared where I wanted to live. <_<; with space for a garden.
And several villagers would be insta-reset. ~ Opal, Vladimir and Velma spring to mind, as I don't even want to see them on main street after leaving.

I then had a point system after that if I found 5 negatives with the town I'd reset, things that got points were;
No of ponds minus 2, were a point each.
Overly wiggly river/cliff edge.
1 for each villager I really disliked but could stand to live with.
1 if I couldn't get Cafe/Police station where I planned them.
1 if it was circle grass.
1 for a vertical south ramp.

Can't remember all that list now, suffice to say I was really really picky. First town took 115 resets and about 12 hours on release day, new town took 166 over 4 days. Though these criteria didn't really change in the 4 months between my towns, and I cant flaw my town now.

The thing I mostly wanted from my map was for the plaza to be in the center. It took about 150+ resets to get that on my main copy, and like two on my second town. :D They both have identical maps river-wise (?) but the Re-Tail and Town Hall placement on my main town is much better than on my second copy.
And I know it's not the 'map', but I really wanted peaches in at least one of my towns. I had to settle for cherries and pears (shudder) though.
Good villagers too.. mine weren't great but all of my starters grew on me. :)
Triangle grass is nice but not essential. :)
 
I was picky,
- Must have a curvy river, allows more options in my opinion
- Must have peaches
- Must not have oranges
- Good/cute villagers
- Town hall and event plaza in nice places
 
Well, I was a huge dumb-butt noob, because this is my very first AC game. It never occurred to me to reset and I got a really crappy layout. Or I just didn't make the most of it. >_<

I didn't really know why that cat on the train had four maps, and I thought you HAD to pick one and that was it.

Now I know a bit better with my 2 other towns to be made for cycling. I still want them decent because I do care about them.

I don't care about fruit, but I always seem to end up with apples and since I have them for my first icky but well-loved main town I reset for something else.

I want open space for PWP's because that was a nightmare.

I never knew about grass (but got circle anyway by pure chance) until I joined this forum. I never noticed.
Retail must be decently close to beach and have space where I can build my house next door.
Beach must have double ramp.
Not a super-winding river like my first town.

Now I don't care about villagers as I know I can get different ones, but my heart sort of sinks that I have multiple kangaroos and mice. I don't know why, exactly, but I just don't care for them. Or ducks, except Maelle seems okay so far.

I don't have the head that you all do for making the most of my town, so that's really it. You all amaze me with your specifics and I wish I knew you personally so one of you could help me do a reset and get something really good... :)
 
I have oranges in WW and CF, everytime I restart my town the native fruit is, oranges. Thankfully I didn't get oranges in NL, well my main one.
 
What I Look for in a Map:
-No private beaches; I'm not a fan of diving just to collect seashells.
-A large amount of space for Public Works Projects.
-Ponds that are spaced out to my liking; I don't want them all too crowded.
-Spread out houses.
-The Town Hall and Plaza are either next to each other or on different sides of town.
What I Want in a Town:
-A Train Station with a Green Roof.
-A light brown Town Hall.
-Mainly the fruits of apples or oranges. Pears are okay, but I think that the peaches look too bulky. I've never had cherries.

a town hall with a nice color, and at least the placement of the town hall, retail, etc is nice.

First and foremost I wanted a map that I could look at and instantly know my route and where to place my house. This involved shop and plaza placement. Re-Tail, Town Hall, and Town Plaza were all at the bottom of the map which I liked. I could take my island goodies straight from the beach to Re-Tail quickly, and everything is within very reasonable walking distance from where I placed my house. Having everything more close together like that gave me more ideas of where to place everything that I actually have control over (PWPs).

I was able to find the perfect town map immediately, so it worked out. :)
 
Well, I mainly wanted to make sure that there would be a suitable place to make my house. Surprisingly, I didn't really care about the other buildings, although I did take time to decide where I'd prefer bridges to be. There was also a bit of an issue with the amount of space I had to work with. After all, I do try my best to make my town as beautiful as possible.
