what do you look for in town layouts?

i recently reset my town and i'm trying to find a great town layout. unfortunately the person who was supposed to hold my stuff bailed on me, so now i'm hoping a perfect layout will make up for it!

i look for,
-a plaza in the center
-a river thats divides the town mostly in half (more or less)
-town hall near plaza
-a retail close to the dock
haven't had any luck with the river or plazas sadly !

BUT WHAT DO YOU LOOK FOR? :)

I'm not sure, it seems to vary with how I feel on a given day. In general though I like to have Re-Tail near the train station to help with trades. For the town plaza, either in the center of the map or in the middle but located toward the left or right side. The town hall should be near the plaza too. Most importantly for me, is an uninterrupted beach.
 
My plaza was right in the middle of my town, and my river layout is pretty good too. To draw a quick pic:

It supports being able to make the area around the town plaza the busy part of my town, where I can have the cafe, the police station, etc. around it. The east part of my town is the more "green" part of my town, north of town hall is the cedar trail, and south of retail/around Rosie's house is a garden. The rest is a bit bland but if I overcrowd my town it's more likely to get ruined by a new villager's house ;-;
 
When I started up my current town, I had no idea that you could reset maps so I went with one in the first set. My map isn't that bad, though, I can work with it. I also really like how my town hall is next to my re-tail, and my re-tail is near my train station. <3
My cycling town actually has a great layout, but I don't want to stop my steady flow of BTB. XD
I'm getting a third copy for christmas though, so when I start map resetting there I'll ideally want:
-Any town fruit that isn't oranges (not a deal breaker, but oranges are my main town's fruit)
-A town plaza either in the center or below the town hall
-No tiny unusable areas on the top of the river.
I'm not super picky, though. If I find a map I deem fine I'll use it. :)
 
When I made my game I didn't know you could turn the ds on and off to get more options. So I ended up picking the third one I saw (didn't even look at the fourth haha). Anyway if I was to restart I'd definitely be looking for
- a retail near the train station (but a bit down the map so not right up the top)
- town hall near the plaza
- beach on left side
- no private beach (don't want the secluded little beach you have to swim to get to)
- the two parts are close in size (not one small and one massive)

I really wanted it to be symmetric like this, but I would have preferred if the town hall & plaza were switched (I like plazas in the center as well) - but everything else (fruit, grass) was perfect plus one of the starters was a dreamie so I kept it :) I guess the edges could be smoother as well, but that's not super important.

I actually like having re-tail close to the train station for trades, and I usually like having town halls that are out of the way - but I think having it in the center isn't bad, it'll be an interesting change!

I always want the waterfall to the river to be horizontal. That way I can see it's beauty better. I also look for a minimum of two ponds. I don't want useless water to take up my PWP space. I also just look for a TON of space in a layout to build stuff and put down paths. I always want a private beach for some reason, I think they're interesting to have for surprises to guests. Lastly, I NEED the train station to be blue and for the town hall to be either blue or green.
 
I wanted weird things when I made my second town. I wanted my plaza to not be in a corner cause it was in my first town. I wanted a lot of space so I could set my villagers in certain spots where I want them and then have the rest of the town to decorate. I wanted one of my ramps on to my beach to be front facing and I wanted total access to all of my beach. I don't like the little beach you have to swim to, some people do but I don't. Which is why I really liked my second town because it just improved everything from my first town. I'm not too picky on like the town hall or train station colors because I'll just change those later. But certain things that are permanent that I'll have to live with like placement would bother me.
 
I love my layout! All the stores and the player houses are lined up to make "streets", my river is mostly straight, I have a continuous beach, only two ponds, and I like having the town tree in the corner - out of the way.
 
I like symmetry. My river looks just like Steen's except closer to the top. The town hall under the right of the river and the plaza is on the left.
 
What I look for in a town layout would be the town plaza to be in the center. I don't mind for retail or the town hall but they have to be in a good spot, circle grass for starry snow ( it's not the triangles ). I would prefer the beach to be on the right, but I failed on that. Either peaches or apples as a town fruit. Plus tidy bits of what everyone said.
 
I hate really long winding rivers. My daughters town had a huge river and we couldn't stand it. Ended up reseting the town. It is the only one that I have reset.
 
Oh man, I reset my secondary town for ages trying to get that centered town square. I did eventually get a map I really love and I don't plan on resetting it c:

Basically, My plaza is in the center, with the river starting from the right, going under the plaza, then back up and with the waterfall/beach on the left. There's a little pirate cove, but then a very nice long beach with not many skinny parts. My re-tail is on the right side of my map, sort of right in between the river and the beach and my town hall is above that (past the river) to the right of the train station. It's a cute map and gives me plenty of room for future projects. c:
 
I recently restarted, and I lowered my standards so I don't end up spending days looking for "the map".

In my current town, it's:
-South Waterfall
-All buildings on one side of town.
-No private beach
-Apples
-Plaza near the Train Station.
-Red Train Station exterior

I usually prefer:
-South Waterfall
-All buildings on one side
-Private Beach
-Oranges or Pears
-Plaza anywhere besides the town borders.
-Blue or Green Train Station exterior

Not much of a difference, but I think I got lucky this time since it only took me 30 minutes to find a decent map. I like how all the buildings are next to each other. The Town Hall is in the very far upper right corner of my town, then it's the Plaza, the Train Station and Retail, and if Ankha and Carmen move, I might have room for the Campsite. I just don't like the Train Station exterior or the placement of my house, those two are the only things that make me cringe.
