Help Me, I need to find my perfect town

ALright, so I'm attempting to make my first pro town, so I had a few guide lines:
--The Area's Must Be Open, so I have a lot of space for Public works Projects and Gradening
--The town fruit MUST be apples
--I MUST live next to both the Town Hall and Brewster, as I am going to be considered a "corporate-slave"

Pretty simple.

I think I may have found a town, and I drew up a plan in paint (WARNING: Badly Drawn)
Should I stick with this town OR scrap it OR Switch up my layout planned

It looks good as long as you are sure that you can fit your house and the cafe in there. I'm also not sure if that is enough space for all of your villagers, so you should check that to make sure.
 
If you check the town variety thing on the "Ask AC:NL questions here" post, This town's style is an A3 Over on the bottom-middle, but I see so many better options :( What do...?
 
With that kind of river you won't have enough space to put the cafe in that position. Re-Tail will always be up by the tracks if it is generated in that area.
 
Which river do you suggest so that I could have an efficient Corporate-Slave design?

I think I should have elaborated on that little last post, what I meant was that I need some river design where I can have houses separate to a Main Shopping Area on the top, near main street. I'm suck between 3 and 4 of rover's maps, Number 3 is an A3 on the top-middle. Number 4 is an A4 on Bottom-Middle
 
I have that A3 map and like it so far. I prefer the south facing waterfall it has.

That D6 layout is probably what will work best for what you want though.
