It?s really crucial if one can move here, I have a backup spot just in case but I would prefer a new villager move into this spot before Ed moves out and my villager count is down to 8

You need a space for the door to open/close.

Edit: Actually it?s too close to the house on the right.

Oh wow thanks for the fast response, and that’s unfortunate to hear but I can work around it thanks ^_^

Yeah I don't remember if it's one space or two spaces between houses for it to be in the clear. Hmm. Anyway, glad you have an alternative spot.

There needs to be two spaces in between houses so, unfortunately, that space doesn't work. It's too close to both the house on the left and the one on the right. If the one on the right is Ed and he moves out, then you'll be able to place a new villager one space over to the right from where you have it marked now.

I'm glad you have a back-up spot for now, though.

I think they're alright with the river, as things like walls only need one space away from those.
(The house on the left is one space from the river, too.)
As you've said though, it's too close to the houses so it wouldn't work anyhow.

Thank you all, and I learned that they need to be 2 spaces horizontally from each other so I fixed all of that and I now have more space to work with ^_^

Two spaces in between houses, horizontally or three spaces in between, if they are arranged vertically. Minimum of one space near a river or cliff if on the side or at the back. If it's in front of the house, you'll need at least two spaces. My villager houses are lined up both horizontally and vertically. If you want to have an idea, DA is in my signature (:
