I've reset my town, since I wasn't satisfied with my layout and placement of stuff. I have my new favorite layout, but I'm not sure where to put my house. I'm planning on having a 2nd resident, for paths, so I guess it'd be nice if I could have two recommendations.
Personally, I would use the upper left or right corners so villagers couldn't move in front or behind. Plus, I think a house looks quite nice by the river. But that's just my preference.
You could place your house by Re-Tail, in the north west area with the bridge (sorry if I confused you). Then you've got quick access to all three places. As for your pattern holder, put him up in one of the peninsulas up by the train station.
That would be easy for me. Where Renee's second dot is, but closer to the river on the right. Then just build a bridge for easy access to the mainland.
I always put my house near the shore so that villagers won't move in front/behind me(and for some reason, my house is always under a bridge, although in the old town I built the bridge).
I'd say place it in the front(back?) of your vertical slope for easy access to Kapp'n(just walk straight to south).
