So about selling your town...

What actually determines how much it's worth? I'm pretty sure how much you have in your bank account goes towards it but what else? :confused:
 
I'm pretty sure it's how much you have in your bank account and how developed your town is public works wise. I think that's all that contributes to it really.
 
It definitely has to do with public works projects. I reset a town recently I hadn't worked in at all, and although I had about 20M bells stored, I didn't get the option to sell the town to Nook at all. Whereas a prior town which was heavily developed I managed to sell and earn plenty of bells. That's just from my end, though, because i don't know 100% what all goes into it.

What determines if you can sell your town is actually your town tree. You need to be able to sit on it, which means you had to have played the game (actively, not in sleep mode) for 50 hours, and on 50 separate days.
 
Pwps, if you have perfect town, cost of house upgrades in all homes, bank account. I wonder if museum collection is added...it should be.

Do you happen to know how often the citizen satisfaction committee check your town? I have perfect town status but if I got rid of all my hybrids to drop off with someone whilst selling my town I probably wouldn't have a perfect town

You don't need a perfect town to be able to sell it off. You just need to be able to sit under your tree. I'm currently resetting for a better map without a perfect town, and can sell my town. I don't think perfect town status makes much of a dent in price, either.

Your tree, and I think the pwp. Your bank account goes into it. And you can keep your catalogue. PWP's too
 
I believe you can keep PWPS when you sell your town?

I can't remember so don't quote me on that.
