Ideal Traits for a Town Map?

What are the things to absolutely look for in a town map for you personally?
A straight river? Re-Tail near the dock?
What makes for a good town layout? :P

Symmetry. This is mine and I love it to pieces. If my town ever corrupted, I would reset for as long as it takes for this exact map again.

The peninsula plaza with the three bridges brings a tear to my eye :blush:
 
Town plaza in the middle, a river that isn't too long, and retail near the train station (or near the beach if you go to the island often)

People also count the amount of ponds and rocks

2 ponds or less is ideal, and 5 rocks is great

In my honest opinion, here's what I think creates an ideal town map:

1. Plaza at the Middle.

2. Re-Tail close to Station.

3. Thin strip of land that extends toward the waterfall that creates an ideal, isolated region for the campsite.

4. Full, complete beach that is accessible by both ramps OR 2 beaches that are both accessible by a ramp.

5. 2-4 ponds for ideal, beautiful landscaping.

6. Rocks are positioned such that you can easily make a nice path system.

7. No villagers close to the front of town hall so you can have a nice garden infront of the town hall.

8. No villagers are placed in locations that make having a nice path system impossible.

That's all I can think of for right now. As a side note, I have kept the same villagers that I started with for the most part so I find villager placement extremely important since my villagers move out very rarely (I have only lost 1 villager so far due to leaving the game for about a year).
 
For my town the ideal traits were:

- A river that wasn't too winding and split the north/south parts of town fairly evenly.
- A south facing river.
- A beach accessible on both sides.
- My cliff on the right side of the map.
- Retail and my Town Hall on the northern side of the river AND near the Train Station (but not in front).
- Space in front of the station to make a garden.
- Apples as the town fruit.

I think that was pretty much it :P
