Help Me Chose Layout, Please?

Hi everyone!

I hadn't played AC in a very long time, and decided to start over. It was really scary to commit to the decision, but I'm glad I finally did it.

As I was resetting for a good town layout, I came across this one after only a couple of resets. I was surprised to come across one I liked so quickly, and I'm hesitant to commit so soon.

The main things I like about this one are:

Re-Tail is close to the dock
Only two ponds
Fully accessible beach
No long skinny strips of town where you can't fit much.

What are your thoughts on this layout? Is there anything I'm forgetting when choosing a good one? Where would you put your house if this was your town? Also feel free to post pics of layouts you think are better than this one. Thanks guys!

OH, I love that map! Don't forget to take native fruit into account, if you really mind about that!
I think that's an amazing map, nonetheless.

Ooh, that is a nice layout! I would put a house over where the river connects to the sea on the east side and there's a path to the beach. There aren't any villagers there (yet) and once you get far enough you could build a bridge over there.

Wow! That's a REALLY nice map!
You're retail, Town hall and town square are in perfect places. Two ponds is awesome (I unfortunately have 4... >_>)! The beach at the dock extends out which is nice and I like that you have that little private beach (pirate's beach I think is what they call it?) at the top. I also am biased to the steps to the beach facing south and rivers flowing in that direction. xD
I say keep it!

I REALLY liked the map when I saw it, but I did not expect to get something like that on my second reset. I was expecting to spend hours looking. I feel so much better now that I know I'm not missing anything. Thanks for all the input and suggestions!

I personally prefer a map that has everything centralised but all that matters is that you really love it!!
I would place my house at the waterfall area on the right, and I'll be able to head down to the beach anytime i want
This map does have a lot of space for anything!
