You could start the auction when he pings to moves/when your brother hears a rumor that he wants to move. The only danger when you hear a rumor and don't talk to Julian, when you start TTing (if he were to do that), you can TT him out if you go too far, too fast. Go day by day in that case definitely. If he pings and somehow wants to stay, tell your brother to not save and just reset (re-load the save file) and he should ping again... or you can do what I do, IGNORE them until I hit their move out date.

Hm, I've seen his price vary... like between 10-60mil over the time I've been here and on ACC (so pretty much around 5 months between the 2 sites). 10 mil isn't a bad price, though if you were to do an auction, I'd suggest you not start at 10 mil, since that number could scare people off. I know some people have that money up front, but I think a good starting bid is between 500k-2mil. Not sure how much the min increase could/should be, but generally for the popular villagers -- 500k-1mil min increase. (will copy and paste 2nd part, since I ran out of characters)
