When "selling" your town?

I need advice for when you select the option for destroying your town effectively "selling" it off. I understand that money stays, and is added to the total that your town is worth, but what else stays? By this I mean your catalog, pwps, badges, museum, and what types of pwps? Will I be able to get a cafe again right away as that one took special requirements etc etc. I'm not entirely sure of doing it at all, but if I do knowing those things will really ease out the decision. Thanks for your help!

Your pwps you have already unlocked will follow you to your second town. Tom Nook will ask you if you wish to sell your catalog- letting you know the total added bells that you will receive if you do before giving you the option.

Everything else is deleted. Stats, tools, patterns, owned items, villagers, etc.
