What order does the Nooklings' Store upgrade in?

I'm trying to get Gracie to start coming, but I dunno how many more bells I'll need to spend.

I've got the first upgrade, where they open a "convenience store" according to Isabelle.

What's the upgrade after, how many bells do I have to spend, what's the next upgrade, amount of bells, etc.

Nookling Junction > T&T Mart > Super T&T > T.I.Y > T&T Emporium.

Nookling Junction > T&T Mart (7 days must pass since unlocking PWPs and/or gardening store)
Spend 12,000 bells.

T&T Mart > Super T&T (10 days must pass since previous upgrade)
Spend a further 25,000 bells.

Super T&T > T.I.Y (21 days must pass since previous upgrade)
Spend a further 50,000 bells.

T.I.Y > T&T Emporium (30 days must pass since previous upgrade)
Spend a further 100,000 bells. Must also pass four of Gracie's fashion checks.

So right now you got the T&T Mart, 25k to expand, 10 Gardening store days and 10 days.

Super T&T = 50k to expand, have Super for 21 days
T.I.Y = 100k to expand + Gracie stupid checks + have T.I.Y for 30 days

Of course the last one is T&T Emporium.

May as well just buy random furniture and then possibly open a store of my own to make more spending money towards upgrades.

You'd need to spend that much money since upgrading. So, in total you would need to spend nearly 200,000 bells to unlock T&T Emporium.

I spent the required amounts by just buying everything I hadn't already cataloged each day. Then you can either use those things in your house, or use them to stock the shop you're thinking of starting.

Is there a certain amount of bells you have to spend before Gracie appears in your town? I've spent well over 1 million at TIY already, and I'm pretty sure I've had TIY for more than 30 days (especially since I TT) yet Gracie has never appeared in my town. ;A;
