I always thought that when you first start the game and you choose the town layout you want, the layouts are designed different sizes. Is that true? My town is not big like other people's towns, and I wonder if my town layout is the smallest?

i'm fairly certain that all towns are the same size / grid (give or take some beach curves), it's just different depending on how much river takes up your land / how windy it is / amount of rocks / amount of ponds. i personally believe it's the river that makes the difference of space.

Pretty much. The river makes a huge difference, especially when it comes to bridge placement. Honestly, grid-wise, all towns are the same size, but it boils down to your perspective of the space and what you do with it.

The area of the town you get at the beginning is a certain constant, but the amount of land you can walk on is always a variable with ponds and rivers.

all new leaf towns are 20x20 acres (256 tiles per acre i believe), but as someone else said, if you have a lot of ponds or your river takes up more space, it will seem smaller.

It's jsut about how you use the space, combined with you being "adjusted" to your town. Once you know everything/where about your town, it seems smaller, but towns that you haven't explored of course seem larger.

it's roughly the same size, but it's how the river separates your land. it could make it seem smaller

There's no such thing as different-sized towns, so don't worry. At most you might have a sliver of land more or less around the coasts, but all towns are a set 4x5 acres (not 20x20 - that would be huuuge :P), like this:

I got a second copy of the game today and just started playing... My new town feels like it has wayy more space.. probbly cuz of a river shape & number of ponds.. My new map has only one big pond compared to 3 small ponds in my first town.
I know it's roughly the same size but 2nd town that I just started also seems larger cuz there's lot of empty spaces.. >.<
