true but I can say that I probably barely use my beaches
I normally hit the island

The Re-Tail in the corner and the beach layout look kind of inconvenient, and I don't know if you mind having three ponds or not. The river is short and straight though. For me, it would come down to the fruit, train station, and grass. If you like those, then it might be good to keep it, but if you don't, then I'd keep resetting.

Hmm, I'm personally not a big fan. I feel like the 2 ponds near the train station take up too much space. Retail seems a bit too far. I personally like when town hall and the plaza are near each other, but that's just me. I would probably keep looking.

I think they mean the patterns on the grass (i think squares, circles, and triangles are the 3 options) and where the pre-determined dirt areas are, etc

I love how the villagers are all around the pond. However, I wouldn't want a split beach or three ponds. I suggest you go have a look and see if you like the rest It's at least worth checking out!

It would personally bug me that the beach is separated (because I'm always on my beach)

but other than that I think it looks great! The river looks nice and straight and it's super nice how the villager houses are around the pond, aww.

Ehh IL prefer retail close to the dock or train station but that my case

I really don't like the skinny strip of land on the very far right or the pond that's right next to the entrance to the main street but the river flows in my preferred direction and I really like south facing waterfalls. I think they're very lovely.
