I'm still confused about what goes into the town appraisal

Okay, so I had my town appaised and now it's up to 19,550,988 bells. Before it was 11 million bells. I mean the shops and the museum might play into that but I doubt those are worth 19 million bells and I literally have NO money in my ABD. So what exactly is being appraised? Time spend in town?

And before you ask, yes, I might restart Ossipri.

My understanding has been that pwps and house upgrades play a part. I upgraded to Nookingtons in one town and my appraisal suddenly jumped up by 2,000,000 bells, so shops may play a role as well. Other than that, I'm no expert. Just giving my observations and what I've found on the topic online.
 
Oh well I do have the expensive tower and nice lighthouse in my town so that would actually make sense.
 
Honestly I am not convinced there is a perfect appraisal.

Somehow in one of my towns Nook offered me 100 million bells.

1 mayor house, with Fairy Tale challenge over 1.1 million points
- 3 alt houses, not maxed out but mansion (left and tight rooms) expanded
- badges were decent but not a lot
- PWPs were about 1/3 unlocked

Way less than 100 million in the bank. I wasn?t sure to reset it not, but I did.

My oldest town has a complete museum. Gold catalog, almost every PWP unlocked and Nook will only give me 67 million for that town.

If Nook offers a good enough price you could go for it!

That being said I want to see you happy - deliriously happy with a new town, a map you love, with starter villagers that make you excited to play. If that is your current town or a new town, that is my wish for you in the New Year :)
 
Dang 100 million is a lot! The most I"ve gotten was 23 million but that's when I bought bells from people on here instead of earning them.

Yeah, I'm being very picky with my map because I don't want to just restart with whatever map and I'm choosing the installments option because 1: I won't be able to pay off everything right way with installment, and 2: it will be motivation to play for at least 100 days lol

But yeah, I'm not having fun in my current town. It feels like a chore to play and it's not supposed to feel like that.

And if you don?t like that map - make sure to play for the 100 days to get all the Bells.

I'm going to make sure really like my map.

I have reset many times. Every time I reset I found more of what I like in a map.
Visiting Dream towns can be helpful too.

For me - In general I really like:
- vertical ramp
- side visible waterfall
- Re-Tail Half way between the ramp and the Train Station

Every time I?ve reset it takes days. Finding the right map usually takes a long time for me. Just once - once - after I sold the town to Nook for 100 million bells - the map was perfect! It can happen - but I believe in patience.

A really good map - I haven?t reset since :)

What maps do you like?
 
When I look for a map, I focus mostly on the bodies of water: river can't take up too much space, mostly vertical river, and not too many ponds.

I've never really like the map I have for Ossipri. The river is annoying. Too vertical and the river pool is in a spot where you have to squeeze by at the top. If you ever visited my DA you'll see what I'm talking about. For Ossipri, I just picked a map and starting playing.

Oh what the heck? My town's appraisal shot up 40,000 bells and I didn't even do anything. Is this appraisal feature broken?
