HHP client question

Does anyone know how to reliably get gifts from Happy Home clients you've already helped, on the north east beach? Monique and Deirdre have both given me furniture when I talked to them after finishing their vacation homes. None of the other 10 I've done have. Is this random? Are there hidden stats you have to reach before they reward you with a gift?

I read somewhere that you get wallpaper or flooring from them if you spend at least 20 minutes on their home. I haven't seen anything about furniture though. I've only been given wallpaper so far.

Only wallpaper, flooring and occasionally rugs.

And yes, you need to have spent at least 20 minutes decorating their home to guarantee an item.
