I got 46 mil for my town. I hadn't unlocked all the shops (only Katrina left) and my museum was severely lacking but I was quite happy with the lump sum. I'm trying not to spend the money in my new town though, maybe this time I can actually get over 90mil

I got 68m for my town. I feel really bad for selling my town, but I needed a fresh start. I regret it a tiny bit, since it's mega hard to regain everything you just sold. But hey, I can make a path mule and plot reset without the worry of dreamies!

You can, you'll just get slightly less money for it if you keep the catalog. And yes, all shops have to be unlocked again.

I just got Canaan, my 3-year-old, fully-developed town appraised. It's worth 95,335,213 Bells! My catalog is worth an additional 34,491,815 Bells. I'm never going to sell it, of course, but that seems like quite a bit of money lol.

My town's value is at 33,297,206 IGB. Guess that ain't too bad but I pretty much already have that amount in my bank lol

The catalog is worth 11,478,542 IGB, which is also pretty decent.

Nook gives you the option to sell your catalog (various prices depending on how large your catalog is) so you can get millions of Bells in return no more catalog - a completely fresh start.

And yes - shops start over just like a new town. Fresh museum, Nook's Cranny, no gardening store until you water the flowers, etc.
