Is there anything specific you have to do to get Gracie to visit your town?
I've had T.I.Y for almost a month and she still hasn't visited.

ive heard you need to spend 70k or 100k. i did 100k to be safe and she came and i now have the final upgrade ^^

Spend 70k in order for her to be able to show up, according to everything I've read.

You have to spend at least 70k at TIY for Gracie to show up, but you have to get 4 passing fashion checks and spend 100k (so at least another 30k) to get the final store upgrade. Also 30 days have to have passed with the TIY store before the upgrade will happen. If you TT back and forth to get the fashion checks done in one day, all of those back and forth days count towards your 30 days. I got my TIY on July 26th, but the final store opened yesterday, because of the TT I did to pass the fashion checks.

I didn't even realise you had to spend 70k for her to show up, she finally showed up in my town on Tuesday and I passed her first test. Just have to pass a few more times, hope she doesn't give me the modern look cause I don't have any modern clothes.

The modern theme is the hardest to come by. Luckly I passed it.
Here are some pieces to lookout for:
Airy tee, Blue Diamond shirt/tee, Blue Plaid shirt/tee (fall), Crewel tee (winter), Dark Polka Dot shirt/tee (winter), Go-go shirt (fall), Grape Stripe shirt/tee, Jade Plaid shirt/tee, Night Sky tee, Preppy shirt (spring), & Swell shirt/tee.
The only bottom I know of it the Dartk Polka Dot skirt (winter) or wear something Cute (it goes with every theme and Gracie likes it when you mix things up a bit).
Oval Shades & Clogs.
I got several of the out-of-season items from villagers as rewards.
