So I have all the gold exterior items on my house besides the fence mailbox and a pavement if there is one. Any one have any idea how to get those upgrades because I keep checking back and he still only offers the roof walls and door.

you have to get a total of 1.1 million points to get all the pieces.
Here is the breakdown:
300,000 points - Golden Roof
500,000 points - Golden Wall
700,000 points - Golden Door
900,000 points - Golden Fence
1,100,000 points - Golden Mailbox

are the points purely based on the home exterior or a combo of interior and exterior and what is the theme for golden exterior.

it is a combo of both inside and out...whatever your theme is try and stick to that...I found that even having less furniture inside is fine as long as it fits the theme you are going for.

The golden exterior is the antique/toy shop theme
