I'm in the process of resetting my second town - it's been a good 3 days and I still haven't found a map I love yet.
I was going to go with the common U river with the plaza in the center, but I felt like it was really..common? And I just ended up scrapping that idea.
I just figured I'd ask you guys what makes a map 10/10 for you. Alternatively - post the perfect map or your own map if you think it's perfect!
 
One where the river and starting bridge is close to key points on the map, which is where Re-Tail and the Mayor Office is. And how easy it is to get to the beach and move around the town easily.
 
I don't like maps with inaccessible beaches. South-facing rivers are my favorites. Building and plaza placements don't bother me unless they're too close to the sides/each other. I'm usually not very picky with my maps, though.
 
I like a south facing waterfall with the buildings close together and 3+ ponds. I seem to be in the minority when it comes to ponds. Also rocks are not a big problem for me either, i learn to eventually work around them. Also i refrain from plot resetting to make the game more fun
 
-Waterfall facing south is a must.
-Unique river design
-1 pond
-Lots of space
-A slope touching the cliff on both sides (it just looks cool to me for some reason)
-A blue train station
-A dark blue roofed town hall
-Interesting spots and curves where PWPs/houses would look cool
-Rocks not in the way of where I want paths

I think that's about it!
 
I like having ReTail near the top of the map on the opposite side of the train station plaza to balance that area out, and I love it when town hall is north of the main plaza and lines up with the mayor's tree. I have to do test runs on any map when I map reset to make sure there aren't rocks in the way too. I've had to reset over a lot of nice maps because of rocks.

My favorite town setting, was where the river formed teddy bears. >~<
I guess I just look for a unique layout?
 
Now that I know what Im looking for...I prefer a town with a maximum of two ponds, an area by the beach so I can have an oceanfront location for my house with a decent amount of space on both pieces of the map (where it's divided by the river) so there's enough room for PWPs and villager houses without looking super cluttered.
 
A few things qualify as a perfect map to me
-Plaza in the very center. For some reason it just seems off to me if the plaza is anywhere but the center of the map.
-A river that isn't overbearing. By that I mean it doesn't take up too much space. Rivers can be so frustrating because they can leave so little room for PWPs.
-Retail along the train tracks. I don't know why though, it's just aesthetically pleasing to me there.
 
For me, I like maps with lots of space, and very few ponds. My second town's map is probably my ideal map because the river doesn't divide my town in half like most maps. It's kind of like a side ways u formation in a way, so it's perfect for my fairy garden/ park area. :3
 
I really like the straight-ish/horizontal rivers-i'm a bit surprised that so many people are against it, though. I also like to have most of the major buildings on one side so they're easy to access, along with accessible beaches, although I don't mind private ones at all!
Other than that, I don't look for too much when picking out a new map/town layout. :)
 
For me-
Green train station (though this can be changed later)
Yellow town hall (again, changeable later on)
Plaza near town hall or center (for some reason I couldn't think to have a plaza not near town hall... :/)
Re-tail near the north of town, even if its an inconvenience to get to
No bulidings near the cliffs, it looks weird to me idk
The less ponds the better
CANNOT have a pond in front of train station, I will automatically disregard the entire map choice
South facing waterfalls looks nice
Apples, peaches, or cherries
Whatever grass shapes (I've never really notched grass shapes until someone pointed it out...)
 
from bouts of resetting after pretending im happy with a town layout, i've realized that my prereqs for a town are:
- circle grass
- pears or peaches; peaches because they're cute, and pears because their perfect form goes well with sweet-olive bushes, which are my favorite
- town hall and retail are NOT near the center of the map; makes them seem too clustered
- plaza is in the center of the map
- i can make a direct path from the train station area to the plaza by some means
- no private beaches
- south facing waterfall
- ponds out of the way of the center of the map; 3 or less ponds

and then, after all of that is said and done:
- at least one villager whom i plan on keeping as a starting villager
 
Just a word of advice from someone who spent the last couple of months resetting for their "perfect" map...it's not always worth it. I always wanted a map where the river kind of forms a staircase shape but ended up going with this.

It has it's flaws, but I'm loving it so far. Just remember not to have so many "wants" when restarting otherwise you will be super picky with everything and never pick one.
