I like having lots of space to work with, little to no ponds and not having much clutter. I prefer having beaches on the left and I try to avoid having rivers that separate a very small piece of land from a very big one.
1. River runs North/South on either side of the map.
2. Ramp must be North/South and Retail must be close to the ramp.
3. No more than three ponds.
4. Mayor's house near the beach and retail.
5. No starter villager house in front of Retail or Town Hall.
-Plenty of space on one side of the river (so I can camp out on the other side)
-South-facing waterfall
-Not too many ponds
-Convenient Retail/Town Hall location
-Good isolated area to put my campsite
Ended up finding out I'm more picky than I thought when I reset my town yesterday, ahaha...
- Apples as the native fruit
- A good spot near the tunnel where the train comes out for my campsite (I had this in my old town, if you have the igloo as close to the fence as possible, you can see if one has been built or not from the train while campsite resetting)
- No narrow strips of land, especially not near the train tracks
- As few ponds as possible (used to think they were cool, but then I realized I had some problems working with them)
- Good location for the Town Hall. My current one is in the center of a sort of "puzzle piece" part of land, and my old one was right in front of the plaza, although it was one space off from being perfectly centered.
For me it would be:
- Beach on the east side
- River ends to the south
- Definitely one connected beach cause find it quite annoying when having to go down and up again and again
- Pirate beach!
- The plaza should be relatively central
- Town fruit would either be apples, peaches or pears
- Not too many ponds since they make it harder to do everything your way
And ye the rest should just work, I like it when i have some things on same height so I can make some quick paths to the important buildings without having to go complicated and annoying ways
If I had to do it all over again, I would pay attention to how many ponds. My town has a lot so it feels really crowded and there is no room for PWP's. Also, I would have retail closer to the train station, mine is WAY down south so it's just awful.

I think everyone has there one preferences, here are mine.
→ A south-east beach.
→ Little or no 'island-beach' part that has no entry.
→ Plaza on the west side.
→ Town Hall close to the plaza.
→ Re-tail on the west or north side.
→ About 3-5 ponds.
→ River that pretty much splits it in 2 almost equal parts and ends in the east.
→ Apples as native fruit
→ Train Station with brown or green roof.
→ Town Hall with Blue or Green color.
→ Nothing (except houses) to cramped together close to the river.
→ Not too many rocks.
Unfortunately I would have to reset of years to get all these things but I'm happy with the map I've right now. Except for the 9 rocks I've in my town >:c
I don't care as long as there isn't any super thin strips of land and re-tail is near the train station. Also I don't like apples or pears as the town fruit.
I don't like having my plaza and town hall and retail near each other at all... and usually don't like my plaza next to the station... random basically lol
