Town Tree Question

I've been playing this new town since August 27th and have gotten the first badge from Phineas for playing.
But I can't sit on the town tree to see my town history/know if I can sell my town. I'm really excited to since I've put lots of work into this town to make it worth as much as possible and to fill my catalog as much as I can for my new town.
Can somebody explain why I can't sit on my tree?

I had to figure out the same thing when I was thinking of resetting my town, found this https://nookipedia.com/wiki/Town_Tree quite helpful =)

It says 50 days and 50 hours, but I'm not sure if that's correct since I recently started over and started TT'ing to get a bigger tree to be able to sell the town again (and then regretted it and ended up buying a second copy instead, logics, i know...)
Anyways, I'm not sure I've actually played 50 hours in that town, but I am able to sit on the tree and see the history, I'm pretty sure I have TT'd over 50 times/days or so though...

I'm not sure, someone else probably knows better, but I think Nook pays you more for your town if the tree is bigger than that? And the stores on main street + your mayors size of house also makes a difference in selling the town. I'm not 100% sure though.
