Thoughts on a beach house?

I think I’m going to put my house on the mainland, somewhere nestled near a waterfall or a turn in a river, perhaps? I had my house on a peninsula of sorts in ACNL, and I was very happy with the placement. But I also like grass a lot, and I want to have some around my house.
One big issue with beach placements is that it sounds like you can’t terraform the beaches, which could limit how much customization you could have around your house down the road.

Next to a waterfall sounds like a great idea, didn't even think of that. Might have to trial that out later on.
