Follow up news - Phoebe just pinged me to state that she was planning on getting in for some of that " Turf slinging action" in another town in 3 days. I of course said not to go so I found my move out hazard. - All is well, and it could have been so much worse. The only thing that's going to be harder to replace is the Jacobs Ladders, but that will come in time.
