I've just seen that you need 100k just to get T&T Emporium and get 4 Gracie checks.

I'm just asking what I need to do to get her to actually start coming to my town xD

So far I've got T.I.Y, but I haven't bought anything yet.

Well then all you need to do is spend bells at T.I.Y!
Once you've spent enough (70k-100k?) she will come randonly,
there's nothing you can do to trigger it.
