Nook and co. are too busy making miracles overnight. They be knocking down homes, make homes bigger/better, replacing trees they took down for the construction, and eating/sleeping. Of course, they have to make some interior/extorior/furniture for home improvement as well.

There's one night I am on my way to Club LOL and I heard this "construction sound" come from Nook shop. Then for the very first time I notice Nook has two-storey level store! Of cause the top is just deco but I was like..."EIK?!! why is that? expanding?!!" lols then I found out in picture that his shop always look that way xD but I was wondering, wow he work overnight? xD The raccoon should take some break and hire another assistant.

It costs money for materials to expand a house you know. Nook is a non-profit businessman and he's getting too much hate.

And I think he is rich enough with TIY run by his mini raccoon kids and as a big dad all he want is a peaceful life reconstructing mayor house haha! Expanding for more business? Not even need to.

Hate from mayors and resident complaining his price is too high, hate from villagers as he never ever renovate their house, hate for killing trees and plants, hate because Saharah there to snatch some of his clients.

Mayors and residents need to understand the bell is a very easy currency to earn, so no, the prices are actually very low.
Villagers don't have a bell to their name. Not paying for an upgrade means you don't get an upgrade.
Ha, I bet you have chopped down your fair share of trees and plucked a fair share of flowers. Nook just has to make room for development. Nature can't be getting in the way.

Top floor is probably where Tom/Timmy/Tommy sleep, or some place to house Lyle from HHA (me thinks).
Well, our house expansion request does get done "by tomorrow" like Tom Nook says... ...even if you stay up past 'til 6am the next day to see the change, lol. *shifty eyes* I'm sure his company is huge enough to encompass many many towns, and his family tree is humongous. xD

Nook doesn't sell wallpaper or carpet. Saharah isn't in direct competition with him.
I understand why he charges so much, you're paying for some quality landwork. His team can remove trees and anything else in almost an instant, and they manage to make houses and expand them overnight...while you're asleep! He's a miracle worker!
I have 4 houses in my town and I would make Nook upgrade all of the houses, all on the same day (even on holidays). But he is a miracle worker, doing it all while I'm snuggled up in bed sleeping and no loud sounds to wake me up.
I'm an engineer, I work with real estate every week. If you have any idea what a real house, building materials or land costs than you'd find Nook's prices are comparable to those of a fancy doghouse.
Aside from the materials there's also the fact of working at night which pays more than when you work from 9 to 5. If the game would be more real than each expansion would cost atleast a whole week and prices would be much higher. Plus Nook would get really pissed when you ask for the 8x8 expansion after having just finished the 6x6 one.
