Opinions on possible house placement.

I'm getting ready to create a second character. It is going to be a girl character with a Mermaid Castle exterior and I have two areas that I was thinking of putting the house. This was my first choice because I like how it is between the river and the ramp to the beach and I plan on putting the lighthouse nearby to this area.

However, my worry is having it feel crowded. I want to make a water path moat around the house and then have it kind of secluded by trees or bushes. The problem is that I also plan on having a path right next the river in this area heading down to an area where a bridge will eventually be.

I tired to upload labeled map but it didn't work. Below is the area I'm taking about, it's located on the right side of river near the beach ramp on the eastern cliff. The future bridge that the future path will lead to is where that villager house is next to the waterfall. The back-up house location is against the train tracks right next to the cliff by the train bridge.

Just hoping to get some opinions on how people will think this area will turn out.

You can always try setting up the patterns beforehand and see how it looks. I think the bridge should be slightly lower than the house (the little bump like place) to give maximum space to customize. I'm assuming you're going to move that villager out though.
 
I've got a similar layout in that same section of town, with a character house in a similar spot (though perhaps a little closer to the south face of the cliff, with a small garden out front), a single-tile path along the riverside and trees around the house, but no moat.

It looks like you should have just enough room to work with if you go for your first spot, but both a watercourse and bushes/trees might make it tight. It does seem nicer than your 2nd-choice spot, if you can make choice #1 work. Mega_Cabbage's suggestion of setting up patterns beforehand might help. You could use tiles to rough out the approx layout of the house, moat, and landscaping and see if it'll fit. Alternatively, if you're not 100% wedded to the moat idea, maybe you could consider some kind of pond or ponds in front of the house if it looks like things will feel too crunched around the house.
