I swear my tree is big enough, I've DEFINITELY played for 20 hours and I leave my DS on and open for hours a day with my mayor logged in and standing in town and I STILL CAN'T SELL MY TOWN.

WHY TOM NOOK WHYYYY.

But seriously are there ANY other requirements aside from the 50 hours and tree level? I've heard a couple whispers about loans and things but I'm not sure if they're true.
 
First off: Thread title is a great attention-getter. Secondly: Why are you so eager to sell a town that looks, to an uninformed outsider, to be a new town? Thirdly: Having Isabelle set the clock to prime beetle/shark island times could easily build your bell account, IF that's a prime motive. Lastly: I ask out of curiosity and education so please do not take this post as criticism. Pax?
 
Your town isn't developed enough. You need to add some PWPs and the like before Tom Nook will even consider it.

2. You're actually right, it's really new. I had initially wanted to do a horror-type theme to the town and then found out that I absolutely hated everything about it. The theme, the idea, my plans, the layout of the town, etc etc etc. So I want to start from scratch, get the deposit from the sale, move the funds to my MAIN game (to hold until the main game is complete and I begin actually developing this one), and use the new town as a cycling town from scratch.
3. Definitely not the prime motive. Between villager cycling, TBT bell sales and the amount of bells in my main game, I'm all set, just a lil greedy hahaha.
4. I can't tell if "Pax" is some kind of code question that I don't understand or if your main concern is me taking your post as criticism, which I did not. You good. :]


Khaelis: Wait what, we have to do PWPs and stuff to be able to sell the town???
 
I believe the town has to have existed for 50 days in-game, which can be solved with time traveling, and you must have played for IRL 50 hours. As soon as you can sit on the town tree, it can be sold. :)

Pax is merely Roman meaning (roughly) peace. We're good.
 
I can't sit on my town tree yet but I also only have a couple of PWPs. So that's super good to know! When I can sit on my tree I can sell!
