Nook buying towns?

When did that become a thing? (I know, in the Welcome Amiibo Update)

But, anyways, I did have a question. I haven't found it just yet in the frequents, or maybe it was on another endless page that just.. ugh.


Anyways, really easy. How does he ask you to sell the town? I tried to do that one point with a town that I had worked on, but no longer wanted. It didn't show up the dialogue, so I just can assume I wasn't at a high enough level. However, I am curious. Is there a video or anything that shows the method that it goes through? So I know what to look out for next time?
 
You can only sell your town after your town tree has at least 3 "bumps" of the leaves. Typically that's after 50 days or 50 hours, I can't remember which.
As to when Nook asks you, it happened for me, after I chose to restart my town in the opening screen with Isabelle. Isabelle said something about the appraisal and selling of my town, I chose yes, and Nook popped up. You can sell your town and get either a lump sum, or have the amount paid to you a little bit every day for the first 100 or so days of your new town. The payments-every-day plan gets you more in the long run. I ended up getting just over 15 million bells, and I still haven't received the full payment yet. I didn't have many pwps or stuff like that either; just the museum upgrades, campground, Brewster's, TIY, Kicks, and Shampoodle, along with an extra bridge.
You also get the option to sell the catalogue of items from your old town, or transfer it to your new town. Mine was worth around 5 million bells, and I didn't have it full, but I chose not to sell it; I wanted to be able to order stuff from it still.
