Need opinion on this town map!

So I just bought another copy of the game so I could make another town, and this is the town map choice I got. Iwas wondering what everyone thought of it before I select it.

Good or Bad??

To me, it looks nice. Lots of space for stuff.

That's a nice map! Just make sure you take care of the small part of the town separated by the river. Don't forget about it!

Yea my plan if I choose this map is to make that where my houses will be

The only thing I don't like is how far over Retail is, I really like mine to be close to the entrance to town or close to the dock because I do a lot of selling. besides that it looks really nice and spacious, and what luck to get all the houses at the bottom like that!

I like it! Not overrun by ponds, lots of space for PWPs, and I'm a big fan of private beaches.
