I CANNOT pick a layout?

I'm being very picky about my layout. There's a picture online that shows all possible layouts - I'm hoping someone can tell me a good layout that fits my needs. I want a layout where the beach is only on the right, and the beach is long, not divided. It's ok if it's divided if it's one tiny spot. I want the ramps to both be on one stretch of land, not separately. I want a river that always starts from the west, and either goes south or east. I don't like patches of land that are slivers, so no tiny spots. As much land as possible. And I want retail to be close to the dock. I know it's a lot but...
Help?
 
well retail will show up in random places even on towns with the same exact geographical map, ramps do the same thing, sometimes they're on either end, sometimes smack in the middle even when the beach otherwise looks the same.... So that's an additional random chance when resetting for a map. I'm certain a map similar to what you want is out there, its just a matter of patience, I've had a number of towns and only one has had the sliver of land you speak of because I also dislike it. I know in my reset travels I've seen lots of towns with ramp placements at either end of the beach which wraps around the map and only a small island that does not have a ramp, the trouble is, if its going to be just a little bit of beach with no ramp then you would end up having a sliver of land because of how the river divides the beach. Ultimately you're gonna have to just keep resetting til you see one you would be ok with because there's no way to pick one from the list of possibilities anyway. The biggest thing is knowing what you're looking for, which you clearly do, so put on a movie or something and get yourself a nice big bottle of water and maybe some snacks and hunker down while you search for your perfect town!
From looking at the tables online of the layouts it looks like A1 on the second table would be your best bet if you can find it. Most of the rest with the beach you would want risk having a ramp to their other beach section but that one would definitely not have one.

You might want something from the upper middle section, those prevent "slivers" around where the river begins.
And from that section, A2 looks pretty nice since the river allows the town layout to be interesting without limiting what you can do. It also has a very large beach that lends itself toward having a "secluded beach" as well, if that's something you're interested in.

But try not to be too specific when looking for your town map. I've spent a long time looking for the perfect map and ended up getting frustrated. Look at the maps that come along and something may just click. ;)
 
The beach is always split into two shores, so that limits you to maps that have small "private" beaches. According to headwaters, mainland area, shore area, the following eight base maps will best fit your needs.

As for the ramps and permanent buildings like Re-Tail, you're just going to have to refresh until you find a map with them in a nice place.

I've seen towns with other (non-hacked) layouts than that, but that's a very good list!
I understand your pain. I was resetting for ages to get my perfect town, but honestly, this game is meant to be imperfect and that was the lesson I had to learn the hard way. I had my perfect town after months of searching for it... and you know something? It was too perfect, too bland. I was forced to reset AGAIN to be satisfied. You have to work around your town's faults and that's what makes the game all the more enjoyable. Don't let yourself get burnt out of the game before you even pick a town! If anything, choose what kind of river and what's the most convenient for you concerning where shops are. (:

but, you cant choose your map, they change randomly, so, you just have to keep trying
It took me 24 restart to find one i like, and i dont even like the lake in mine

I always like the peninsulas for my house so I have river wrapping around, I know in my first town I had a river split down the middle with a very long beach wrapping most of the land and a short private beach, not sure if it was left or right facing, but I remember my retail was on the bottom half, and it was a straight shot to the beach access and thus the dock so I could go back and fourth super easy, I miss it to be honest, now both of my towns have retail way up at the top, which is nice for re-selling the stuff I buy for my cataloging, but not so nice for my bug runs or even fishing on my beaches... I really wish you could pick the placements of the shops, but with my two towns I wasn't willing to keep resetting for the shop placements to be perfect. Also I kind of like having my shops up top so I can get my villagers under the split.
