How to get Katrina's shop?

I've tried googling, i've had mixed results.
I've been playing a few weeks now, and haven't been able to unlock Katrina yet. I've got all the other shops. Which is the true way to get the Katrina shop?

Get your fortune told 20 times. Having other characters, that live in your town, getting their fortunes told also counts towards the 20 needed.

Get a fortune from Katrina 20 times. Alternate characters count as well.

Afterward, she will ask to the mayor to build her shop for a hefty sum of bells.


EDIT: I got ninja'd again. You can also use towns who have Katrina's tent to count towards the total.

Yes, it's the same as when she's in her tent, but there's some hat you can buy from her when she has her shop. I haven't gotten it yet, mainly because I never visit her. xD

Ya, but she also sells you a hat which appears to be a Tingle hat from Zelda
