How do you sell the town to Nook?

You have to click in the option >Recreate my town, and Isabelle guides you through the process

You can only sell your town if your tree is at a certain level/size.

BUT! I don't suggest using this to put "value" to your villagers because obviously this list is not something set in stone. I mainly disagree with this list. This is just the general prices they go for on this site if you are planning on selling or buying.
