Off the top of my head, if you're gonna do a lot of bug hunting on the island it's nice to have ReTail somewhat close to the dock. Also think about what type of beach you want - when I chose one I didn't like the thought of having an "unreachable beach", and I didn't think about the fact that you could get there later by swimming. So now I'm really annoyed that I have one really long beach with only one place to enter and exit, so I have to go all that long way twice :/ Maybe look out for ponds? I'm not sure what else, but I'm sure others can help you more.
And some other things. Not too many ponds, some people want the end of their river to face south (idk why), etc. I doubt it's easy to get a "perfect" map.

@Reindeer - facing south?? that's kinda weird, don't see why that'd be something someone wants in their town. :0 and yeah, i'm trying to avoid getting a lot of ponds, but they keep popping up directly in front of the trainstation zzz
I don't like it when the first part of land is tiny and the other one is huge. It makes it look... Squished, in my opinion. >.<

A good map is one that you like. I have no idea what features makes it a desirable map. One of my town is literally cut in half horizontally by the river, so I think that's why it only has one pond. The other has an upside down L shape. I have several ponds there but none are in the way. None have a plaza in the middle...but their my towns and I love them just the way they are.
if you like fishing having the beach as one long strip of land with both slopes down on the same strip is good bc you wont have to get back up on land to go to the other side. a tiny island on the far side is unavoidable, but I actually sort of like my little island.
having the town square/whatever u call it in the middle looks pretty
I personally like having small secluded places to put my house.
town hall being near the train station & retail near the beach is nice, but retail near the reinstation is good if u trade a lot.

@xxLollyxx - ahhh that's true! i found a map i really like (plus my favorite cranky from my last town is there! T v T) so i think i'm gonna stick with what i've got!
One or two ponds is fine. If the pond is in front of the train station, I certainly wouldn't recommend it. If the plaza is in the middle of your map, then it should be good because it leave all other areas open for housing and PWPs. I personally like the town hall to be somewhere by the train station. Not next to it, but close enough. Other than that, I wouldn't worry about what the map itself looks like unless you're actually looking for a specific one, which could take many hours depending on where the other things that I mentioned are.
It really depends because everyone is different. I recently restarted my game and the river hugged the plaza which was at the centre of town. I thought it was really cool! But there was absolutely NO room for anything or anyone; my villagers got all clumped together on one side of town, and my house was squished between PWPs and the plaza.
Now that I think about it, I personally prefer the sea on the east side because I feel the west side would suit a more maritime kind of town (while mine is northern forest themed) I also like the river to run horizontal, but the waterfall to be vertical since it looks pretty. I only like one pond because they take up too much space, and I like me retail closer to my house. Having it far from the beach doesn't really bother me.
One thing I prefer about maps is to have the river running East to West rather than East/West to South. Also having Retail close to the docks and building your house next to retail would be nice, this is something I wish mine had for when I first started for bugs. Although it doesn't matter much after you become rich because you'll never go to the island anyways.
