It's different for everyone. I love my layout, I wanted a town that was split horizontally but had a south-facing waterfall so I managed to get a river that more or less did that. I wanted the buildings to be at the top in a row next to the train tracks so below the river I could have the houses
I also got a pretty big private beach with a big cove <3 It wasn't on my list but it's a happy accident
I like a straighter river, but a curvy one could work too (for a little island! :3) and I also like a private beach. Re-Tail and the Town hall can be close, but it can be anywhere - just as long as it's close to each other. Also, one pond.

I like straighter rivers that evenly split up the map with south waterfalls, as well as vertical ramps from the beach, with the dock right nearby. I am kinda picky about town fruit too, 'cause I only really like peaches/cherries ;v;

I got lucky with my town, but I chose the first set of options I had and picked the town map that had Re-tail closest to the beach. That's about it. You can make anything work if you try.
I didnt give too much thought to my town when I started and now, I wish I did. If I could do it all over again, I would try to put all my "civic" buildings on top, near the train station, such as retail and town hall. I would also plan a head a little. I just let things land where they may, but I have seen towns with a very narrow strip of land below, and they put all their villagers there? It leaves a really wide open space, then, for pwps, gardens, etc. i wish I had more of a vision before I started. Well, you live and learn, I guess!
I don't like curvy rivers, it makes my town look small. I prefer them straight.
Also, less ponds = more space so I wouldn't want a lot of ponds in my town.
I haven't been playing for that long at all but when I was choosing my town layout the 'second' time after sorta figuring out what I liked in a layout, I started looking for a ramp by the beach with an area of space to place my house in - and retail being pretty much really close to that. It's nice having the plaza/retail/town hall in one place also. I got pretty lucky with that on my second try. It's just nice not having to run all over the place.
Oh, someone mentioned ponds...I had wanted three, and I got three...bad idea! My town feels crowded! If I had it all to do over again I'd want only one pond.
And yes, everyone will have different ideas about what they would like in a town map.
That's part of what makes the game so much fun, all the different towns, different maps, different ideas about how to lay it all out, decorate, etc.
The layout I look for is a river which has a south-facing waterfall, Re-tail close to either the train station or the beach (for island bug catching). I also look at the beach sizes. My first town has a beach which can only be accessed by diving, making it totally unusable for myself. In terms of pond, 1 or 2 ponds is fine. I noticed that there are more rocks with 1 pond (don't quote me on that).
I do think though you do get used to your layout eventually: or you make it work.

Also don't like all the buildings to be in the same place, so my Retail is to the north/west, while my Townhall is to the East.
I ended up with 2 ponds, but they're close to one another, so I don't lose a lot of room
I just really wanted my town hall to be right behind the plaza, so that you can see it in the plaza! I also wanted lots of space I got that when I reset just recently, after a couple tries!
I like rivers straight across the map, with perhaps a couple of turns at most. It feels much more spacious that way. I prefer to have the town hall and plaza together at the top of the map and Re-Tail near the beach. I reset for this layout recently and although it took a couple of hours it was worth it. Of course, I still hate my rock placement but we can't have everything, huh?
If I reset I would look for a waterfall on to the beach facing south. That way you can put a bridge just above the waterfall, I think that looks really pretty :3
I took the first town I was offered (being new to the game). I think I'm A4 map4 on that diagram above - it has this extremely narrow section on the right side which is a pain to get around. Most of it I'm fine with - I only have one pond, and five rocks, my native fruit is cherry, all good stuff. I like that the plaza is in the center, putting that anywhere else is a dealbreaker for me. If I were to reset I'd look for a ReTail closer to the beach, a single beach rather than two separate ones, and a smaller river because I needed all three bridges to get around mine. My beaches suck too. I see other people with huge sandy coves on their beaches, and mine are just miserable thin strips with barely enough room for a couple of palm trees.
Still, with its faults it's still my town and I don't think I'd ever reset.
