How much is your town worth?

For those of you who have sold your town to Tom Nook, how much did he give you? He gave me 875,778,531 bells and then I chose to get installments with 10% so I recieved 963,356,400 bells all together.

67mil bells including catalog, lump sum. I just gave it away though since I wanted a fresh start

Probably 200-250 days played with some TT here and there
Size of tree- 180 days
Money in bank: Less than 20 million
Catalog buy out price: 8 million
Badges of mayor: mostly bronze
Never achieved perfect Town rating - but wow did I try lol
Number of Alts: 3
PWPs - campsite, cafe, museum, solar panel, flower bed, zen clock, a few others
Landscaping: hardly anything
Total Nook Payout: 24 million, escrow payments bonus,with 0 for keeping the catalog

Length of time in town: less than a year
Size of Town Tree: 180 days
Money in bank: 60 million
Catalog buy out price: 12 million
Badges of mayor: many silver
Perfect Town Achieved
Train Station Upgrade
Number of Alts: 3
PWPs - Police Station, cafe, zen bell, 2 fairy tale benches
Landscaping: extensive blue hydrangea bushes - it was quite lovely.
Total Nook Payout: 100 million, escrow payments bonus, with 0 for keeping the catalog

I have tried to give as much information as possible.

On the Second Town when Nook gave my town value I was totally shocked.

I really hope that you reading this can share your experience - there must be a way that we can figure out what it takes to get the most out of Nook.

I keep reading stories of those who sell their town and get 900 million.

How?
What makes such a difference?

One theory is a town that never TTs.
Having Alts that play seems to give a bigger bonus.

18million for my town in the past, but my current town is too new. I'm going to try to get the value up before I decide to keep it or remake it. c:
