The following things differ
-Retail Location
-Town Hall Location
-Town Tree Location
-River Flow
-Train Bridge
-Town Fruit
-Villagers
-Where Your Museum Is
-Beach Size
-Beach Dock
-Pirates Beach
-Coastline Size
-Curved Coastline
-River Width
 
Don't forget the outside of the town hall and train station.
